Areas served: how mold risk shifts across the south metro

Housing age, slope, soil and building type decide where mold tends to start. An early Highlands Ranch two-story, a newer BackCountry home, a foothills house in Roxborough Park and a Ken Caryl bi-level each have different weak spots and fall under different building departments. These pages describe what to check in each.

  1. Northridge and the earliest Highlands Ranch homes: where age shows The first Highlands Ranch neighborhoods were built in the early and mid-1980s, mostly in the northern part of the community around Northridge. These homes are now old enough that original components are failing.
  2. Newer homes in BackCountry and south Highlands Ranch: tight houses, new risks The southern parts of Highlands Ranch, including the BackCountry area, were built more recently. Newer construction avoids some old problems but brings its own: tighter envelopes, large finished lower levels and complex mechanical systems.
  3. Lone Tree: mold in condos, stacked units and suburban homes Lone Tree sits just east of Highlands Ranch and is its own incorporated city. Its mix of condominiums, apartments and single-family neighborhoods means mold questions often involve upstairs neighbors and associations.
  4. Castle Pines: hillside homes, walkout basements and drainage Castle Pines lies along I-25 south of Highlands Ranch, with homes on rolling and wooded terrain. Sloped lots and walkout lower levels create mold risks that differ from flatter suburbs.
  5. Roxborough Park: foothill homes and the moisture that comes with them Roxborough Park is a foothills community southwest of Highlands Ranch, set among sandstone formations and scrub oak. Its homes face more snow, more shade on some slopes, and longer trips for contractors than the suburbs to the east.
  6. Ken Caryl: mold in bi-level and split-level lower floors Ken Caryl sits west of Highlands Ranch across the county line in Jefferson County. Many of its homes are bi-levels and split-levels whose lower floors are partly below grade, which shapes where mold shows up.
