What to ask, and why
My home inspector found attic mold. Is this going to kill my sale?
Usually not. A documented remediation and a fix for the cause, often a disconnected bath fan duct, gives buyers something concrete. Ask for written documentation of both.
Will they replace my whole roof deck?
Sound sheathing can usually be cleaned. Replacement should be reserved for rotted or weakened wood. Ask to see what's damaged versus stained.
Will remediation fix the bathroom fan problem?
Remediation removes growth; the fan duct still needs to be reconnected or rerouted to vent outdoors. Ask whether that repair is part of the scope.
Can I trust a one-day quote for a basement?
Basement mold behind finishes can be hard to size from one visit. Ask how the quote handles growth found after drywall comes off, and get changes documented.
Should I get a second opinion?
For large jobs, a second opinion or an independent assessment is reasonable. A clear written scope makes comparison easy.
