From leak to visible growth

Timing varies with temperature, materials and airflow. This sequence describes a common pattern, not a promise.

Hour zero
The tank or a fitting leaks. Water spreads across the slab and under nearby walls, soaking bottom plates and the lowest inches of drywall.
First day
The floor is mopped or vacuumed. Surfaces look dry, but drywall paper, carpet pad and wood framing are still holding water.
Days two to three
Without fans, dehumidification or removed baseboards, the hidden materials stay wet. Mold spores already present begin to germinate on paper and dust.
First week
A faint musty odor may appear in the mechanical room or the adjoining finished space.
Weeks two to six
Spots appear at the bottom of drywall, behind baseboards, or on the back of carpet. By now the affected area is usually larger than what shows.

Why mopping is not drying

Drywall and carpet pad act like sponges. Water wicks upward into gypsum and outward along the paper facing, sometimes a foot or more above the visible water line. A wood bottom plate sitting on concrete absorbs water from below and has almost no way to release it once the wall is closed.

Professional drying uses moisture readings to decide what to open, plus air movers and dehumidifiers to pull water out of materials. When that step is skipped, the materials can stay damp long enough for growth, even in Colorado's dry air, because the moisture is trapped behind finishes rather than exposed to the room.

If you are within the first day or two of a leak, the best mold prevention is fast drying. If weeks have passed and you see spots, the job has shifted from drying to remediation.

Where you are now

  • IfThe leak happened in the last 48 hoursThenShut off water and power or gas to the heater as its manual directs, pull back wet carpet and baseboards, and arrange professional drying with moisture readings.
  • IfIt has been a week and nothing showsThenAsk for moisture readings at the bottom of nearby walls. Damp readings mean drying is still needed.
  • IfSpots or odor have appearedThenStop using fans that blow across the growth, and have the area assessed for contained removal.
  • IfYou smell gas near the heaterThenLeave the house and call the gas utility or 911 from outside before doing anything else.

Records to keep for an insurer

  • Date and time you discovered the leak
  • Photos of the tank, the floor and any wet walls
  • The heater's age if it is printed on the label
  • Receipts for the replacement heater and any drying service
  • Moisture readings or reports from whoever dried the area
