Plastic mold containment with an air scrubber running inside

Active growth versus a dried stain

These are general tendencies, not a lab result. Use them to decide what questions to ask.

Often active or recent moldOften an old stain or wood aging
Speckled or fuzzy texture that smudges when wiped with a gloved fingerSmooth, tide-line edges that follow a past drip path
Concentrated near a bath fan duct, kitchen vent or attic hatchLocated under a roof penetration that has since been reflashed
Frost or water droplets visible on nails in cold weatherUniform darkening across whole panels, typical of older OSB
Musty odor at the hatchDry, solid wood with no odor
Insulation below looks matted or dampNo current source of moisture nearby

Why the distinction matters in practice

Attic remediation is priced and planned by the area involved and how it has to be treated. If an entire attic of naturally darkened OSB is mistaken for growth, a homeowner can end up paying to clean wood that never needed it. If live growth around a bath fan is waved off as an old stain, it keeps spreading every winter.

Oriented strand board, the most common roof deck in homes built from the 1980s onward, darkens unevenly as it ages and can show darker flakes in a mottled pattern. Old roof leaks leave tide lines with defined edges. Mold growth tends to be speckled, often black or gray-green, and clusters where warm indoor air meets the cold deck.

When the answer is unclear, a sample from an independent assessor can settle it. That is usually more useful than broad air testing in an attic, because attic air is naturally full of outdoor spores.

What to do with each finding

  • IfSpeckled growth concentrated around a duct or ventThenTreat it as active. Fix the moisture source and have the affected sheathing cleaned under containment.
  • IfTide-line stain under an old roof penetration, wood dry and firmThenConfirm the roof was repaired and note the stain for disclosure. Cleaning may not be needed.
  • IfUniform darkening on all panels, no odor, no sourceThenLikely aged OSB. Ask the inspector or an assessor to confirm before approving any treatment.
  • IfSoft, delaminating or sagging sheathingThenHave a roofer or contractor evaluate structural repair. That is beyond cleaning.
  • IfYou cannot tell and a sale or purchase depends on itThenOrder a surface sample from an independent assessor and keep the report with your records.
