Visual check inside the work area
- No visible growth on studs, plates, sheathing or concrete
- No dust or debris left in wall cavities or on the floor
- Cut edges of remaining drywall are clean and free of staining
- Removed insulation is gone, not stuffed back into cavities
- Any coating was applied evenly over cleaned surfaces, not over visible growth
- Plumbing or other source repairs are visible and complete
Readings and paperwork to request
- Moisture readings
- Framing and concrete at normal levels for the material, recorded with locations
- Photos
- Before, during and after removal and cleaning, with room labels
- Source correction
- What was fixed and by whom
- Clearance
- Results from a visual or sampled post-remediation check, if one was planned
Order of the final days
Final cleaning inside containment
Surfaces are HEPA-vacuumed and wiped once demolition dust has settled.
Drying confirmed
Moisture readings show materials are dry. Rushing this step risks trapping moisture behind new drywall.
Clearance check
If planned, an assessor inspects and samples while containment is still up, so any rework stays contained.
Containment removed
Plastic comes down only after the area passes, and the surrounding rooms are cleaned.
Rebuild
Insulation, drywall, paint, trim and flooring go back, ideally with moisture-tolerant details near the floor.
Keep the file
Store the photos, readings, scope, invoices and any clearance report together in a folder you will still be able to find when you sell. Buyers, their inspectors and their lenders sometimes ask for documentation of past mold work, and a clear record from the time of the job answers questions quickly.
Add a note about any change you made to prevent recurrence, such as a rerouted bath fan duct, a new water heater pan or a regraded window well. Future owners benefit from knowing what was done and why.
Common questions
Can the rebuild contractor start the day containment comes down?
Usually yes, if the area passed its final check and readings show dry materials. Make sure the rebuild contractor knows which cavities were treated and whether any coating needs time to cure before insulation goes in.
What if I see a spot the remediation missed?
Point it out before any drywall goes up. A missed patch is quick to address while the area is open and very disruptive to reach after rebuild.
Should I use the same type of drywall again?
In basements and near plumbing, ask about moisture- and mold-resistant board, a gap above the slab, and trim that tolerates occasional dampness. These choices cost little at this stage.
