Examples: illustrative mold situations, start to finish

These examples are invented. None describes a real home, owner, tenant or job. Each one follows a common pattern in suburban south-metro housing, such as staining found during a sale or growth appearing weeks after a leak, and slows down at the decision points where a homeowner's choices changed how much had to be removed.

Every example here is illustrative, built from common situations. None is a real job, customer or address.

  1. Illustrative example: attic staining found during a buyer's inspection A made-up but typical situation: a sale is under contract, the inspector photographs dark sheathing above the primary bathroom, and the seller has a short objection window to respond.
  2. Illustrative example: growth weeks after a water heater leak In this invented example, a homeowner replaced a leaking water heater, dried the floor with towels, and moved on. Six weeks later, spots appeared on the other side of the mechanical room wall.
  3. Illustrative example: a tub drain leak and the ceiling below it In this invented example, a faint brown ring appears on a kitchen ceiling under the hall bathroom. It grows slowly over months until small dark spots appear at its edge.
  4. Illustrative example: mold from a leak on the other side of a party wall In this invented example, a townhome owner finds growth on the lower drywall of a shared wall. The water is coming from the neighbor's laundry closet, which raises questions about access, cost and timing.
  5. Illustrative example: a tenant, a basement closet and written notice In this invented example, a tenant renting a house finds spotting on the closet wall of a basement bedroom. The steps they took kept the situation clear for both sides and led to the real cause.
  6. Illustrative example: summer air conditioner water in the basement In this invented example, the household is away for much of July. When they return, the basement smells musty and a wall next to the furnace room has a dark line along the bottom.
